Usually these options are neglected, considering the most inconvenient and disadvantageous. But is it really so?
Apartments on the first and top floors have always been notorious. Leaked ceilings, periodically inoperative elevators, difficulties with cleaning windows – these are the “delights” of life under the roof. High humidity, a view from the window – except for people who can easily look into these very windows, the noise of cars, the likelihood that a thief will easily get into the window – the shortcomings of the first can be enumerated for a long time.
But all this for the most part refers to old houses, where the first floor is immediately an apartment. In modern high-rise buildings, the basement is immediately given over to commercial premises: offices, shops. The living quarters are located above. Well, and the roof is usually separated from the apartments by the technical floor.
So now it is unfair to talk only about the minuses of the first and last floors. There are advantages to life here as well. The biggest one is, of course, the price: such objects can cost 10-15 percent less than the average market value (the first floor is almost always, the last one if it is not served as an elite specific apartment). Let’s see what other advantages there are.
No problem with the elevator. You don’t care if it works or not. You will never use it anyway. The issue of payment, however, is controversial. Residents of the first floors believe that they should not pay for an elevator that they do not use, the Housing Code globally does not agree with them, so you will have to pay, you will not prove your case in court.
You can jump and run as much as you like. This is happiness for families with children and animals: they may not worry that their children and pets interfere with the neighbors below. Dancing, jumping from the couch to the floor, catching up around the apartment – everything is possible!
It’s easier to be saved. Sorry that we are about the sad, but in the event of an emergency, the residents of the first floor will be able to leave the house faster than anyone else. And even through the window, if it is not barred.
Convenient for seniors and mothers with strollers. It is more difficult for them to go down and up the stairs if something happens to the elevator. On the ground floor, it will be easier for older people to go outside or to the store. For the same reasons, the apartments below are suitable for people with disabilities, for young mothers – try to drag the stroller to the upper floor!
You will not flood your neighbors. No downstairs neighbors – no problem. And troubles like a burst pipe, unfortunately, do happen. And not everyone takes out insurance for such a case.
Delivery is always cheaper. Those who bring you bulky items take into account the rise to the desired floor. It is good if there is a freight elevator, but if it breaks down or is not provided at all by the project? Those who live on the 9th and above are not to be envied. And the inhabitants of the first – quite.
Don’t be afraid for cats. Who are always on their own and love to jump out the windows for the birds. Flying from the ground floor is unlikely to hurt them much.
Beautiful view. This is what adds to the value of the apartment. But at the same time it is also what people climb under the roof of the house for. Winter sunrises and summer sunsets can reconcile with any reality. And in the upper apartments there is always more sun.
Clean air and silence. The higher, the easier it is to breathe. Exhaust gases, noise of cars and human voices do not reach the 25th floor. Even the construction site under the windows is practically inaudible.
Lack of neighbors from above. No one stomps overhead, plays the piano, or drops furniture. And if you have a new building with a technical floor, most likely you will not face a flood. And no one drops cigarette butts on top of the balcony.
The apartment is warmer. In most modern houses there is an overhead heating system. That is, the pipes run through the attic or technical floor under the roof of the house. Accordingly, the top floor will have the hottest radiators and tap water. We add that if the house has a lower bottling, then the warmest will be on the first floor.
You can walk around the apartment negligee and sunbathe. Unless, of course, this is a large “anthill” complex with neighbors all around. But with windows “into the open space” you will not care much that someone can look into your windows and see something wrong.
Less annoying insects. But this needs to be climbed very high. For example, mosquitoes and other beetles still reach the 13th floor. A rare fly will reach the 24th.
There will be no problems with the garbage chute. There is no one above you who could lower some oversized debris into the pipe, thereby clogging it. Therefore, he always works on the top floor. And it will be clean enough.
