What should be in an apartment to rent it at a higher price
And what, on the contrary, will be completely superfluous.
To successfully rent an apartment, it must meet two criteria: look decent in the photo and not be too expensive in terms of furnishings and finishes. After all, you never know what kind of tenants will come across – suddenly they will not be particularly reverent about the interior. About repairs
If the apartment is the same “grandmother’s option”, you cannot do without even a slight cosmetic repair. On it, of course, I want to save money, but it is not always possible to get by with a little blood. Electrical wiring, water supply and plumbing, sewerage – if there are problems with any of this in the apartment, they must be solved. Flooded neighbors, a short circuit, a terrible sewer smell – neither you nor your potential tenants need this. In addition, if you ignore the problem, for example, with the electrician and make cosmetic repairs, there is a high probability that the problem will have to be solved anyway, while spoiling the fresh finish. The miser, as always, will pay twice.
What you can save on is finishing. There is no need to make repairs “for yourself”, on the contrary, this is a big mistake. It is enough to create the most neutral basis of the interior so that each tenant can add his own details and accents there.
When choosing shades, give preference to muted and soft: beige, dusty pink, gray-blue. It is better that there are no drawings and patterns on the wallpaper. Stick to conciseness and in details – no heavy chandeliers, plain minimalistic white shades of an unpretentious shape are better; no copper carved faucets – choose simple, but not cheap, chrome-plated models with straight geometries. This, by the way, is also one of those things that you shouldn’t save on.
If you renewed the furnishings not so long ago and it does not need repairs, it is enough to just clean up properly, throw away the excess, and the apartment will have a “marketable”, refreshed appearance.
It is also better to get rid of all antiquities, even if they are in good condition. And the Soviet plaid rugs, carpets, which have been used for decades, it is better to throw away the old equipment. The apartment, free from junk, looks neater and more attractive for tenants.
About the situation
An apartment intended for rent must have a minimum set of furniture: writing and dining tables, chairs, a sofa, and a wardrobe. Many people call a bed among the mandatory requirements – not everyone agrees to sleep on the couch.
It so happens that people moving into a rented apartment already have a set of their own furniture. Give them the opportunity to place it: rent an apartment that is not cluttered with various bedside tables, coffee tables, TV stands.
It will not be superfluous to think about a basic set of dishes. As a rule, new tenants bring spoons, forks and plates with them, but a frying pan and a couple of pots can be very useful. Household appliances are also a must-have. It is quite difficult to rent an apartment without a refrigerator and washing machine. Microwave and TV, smaller appliances like a multicooker are desirable, but not critical.
About storage
It is better to pick up all things valuable for you from the apartment. Nothing is more annoying than partly occupied closets or even a locked room – after all, you have to pay for a communal apartment, for example, as for a two-room apartment, but in fact have a one-room apartment at your disposal.
If you can’t take everything with you, you need to think about storage systems. For example, leave your belongings in closets or shelves on the balcony, packed in baskets, boxes or vacuum bags. All of this is inexpensive, but the look is neat and far more attractive than just dumping things on the shelves.
Add hangers to the closets (this is a trifle that the tenant will definitely appreciate) and organizers (for drawers or hanging ones) – this way things will be stored more systematically, which means there will be order in the apartment.
Your shoes can be folded into special storage boxes (plastic, fabric, with and without a lid – there are many options), and you can put a shoe rack for tenants’ shoes, it costs a penny. Of course, there are also expensive metal models, but a plastic version with four to five shelves will be quite enough for an apartment for rent. When the apartment has everything for proper storage, it is easier for the tenant to maintain it in a tidy, clean condition, and you need it first of all, so you should not neglect storage systems when preparing an apartment for rent.
