“For rent in our agency, we put up a tiny Khrushchev: grandma’s renovation, a bunch of furniture, the owner inherited it. The owner set the price adequate. There were many clients. I especially liked one couple, they came from the provinces, graduated from the institute, were going to work and save up for their apartment, ”says Tatiana Mikhailovna.
The owner and the client entered into an agreement, but then there was no clause on how many people should be in the rented housing. This was used by a couple of, by the way, certified lawyers. The contract was concluded officially, with a notary. They took the keys, and a week later, not only tenants, but also their numerous relatives lived on 29 square meters.
“Sometimes there were ten of them, sometimes the population density dropped to seven,” laughs Tamara Mikhailovna. “They spread inflatable mattresses throughout the apartment; someone managed to sleep in a bathroom combined with a toilet.”
And the worst thing is that the couple waved the contract in front of the owner and offered to terminate it through the court, since they concluded it for a year and a month, and the number of tenants was not listed among the grounds for early termination.
“A year and a month later, the owner threw the tenants out the door without regret, didn’t even let them put their things together, he just gave them a few hours, and then changed the locks. He did not contact the rent anymore, he sold the apartment and invested money in repairing his own, ”the realtor recalled.
Cat House
«Many owners among the desired tenants want to see people without animals. This apartment was rented out just for tenants with cats and dogs: they say, if he loves four-legged, then he is a good person. A couple with two cats moved into the kopeck piece. Very nice people and well-groomed cats. “
The residents asked the owners for permission to set up enclosures for the cats so that the animal would not spoil the furniture and wallpaper alone. All agreed. From the pleasant: the apartment was in perfect order, the neighbors did not notice that sometimes thirty feline tenants lived behind the wall. Apparently, only the most decent and silent guests got to the zoo hotel.

«We rented out this studio apartment right after the renovation. Without furniture. There were not so many people willing, the owner chose a young couple. They said that they are fond of yoga, they are going to sleep on mats and the situation does not interest them at all, ”the realtor recalls the unusual tenants.
A month later, the owner complained to Tamara Mikhailovna that the atmosphere in the apartment was not very good, from lighted candles and incense sticks already at the entrance to the head was spinning. The tenants explained that the energy in the apartment is bad, and they have to clean the space with special incense. Now, if it were to be altered “according to Vast,” then they would stop burning the sticks and would live in peace and harmony.

The yogis of the couple turned out to be fake, and they obviously got their knowledge about designing an apartment according to Vastu from the Internet, and not from the most adequate resources. The filming dragged on for a long time, so much so that the husband and wife divorced, she took the children and moved out to their parents. His brother settled in with the man to make it easier to pull the lease. Gradually, the apartment turned not into a place to live and relax, but into a cheerful nightclub.
“The neighbors complained, but the owner, who regularly received money, sent everyone away and for a long time in response to the claims,” says Tamara Mikhailovna. – The tenants apologized to their neighbors after particularly stormy nights. Gradually, everyone got used to this way of life, even became friends. “
On weekends, the men would grill barbecue near the house on a special site. Picnics sometimes dragged on until late at night, when it was almost impossible to buy coals in the area. How they kept the fire in the grill remained a mystery to many, because the trees and bushes in the area did not suffer. The secret was revealed at the end of the summer, when the owner decided to descend into the apartment with an inspection. And I did not find furniture in my home! None at all. Almost everything was spent on fun picnics under the window.
“What’s wrong,” the tenants wondered. “Your furniture was not very good, but it was dry, it’s just for a fire.”
Self-taught chefs
«This case is fresh. Nice three-room apartment, fresh renovation, modern furniture. The owners, with a light heart, handed her over to a very decent family with a pink-cheeked toddler. We agreed that if the kid spoils something, then the parents will pay for the repairs, have registered all the clauses in the contract, ”the realtor tells the background.
We agreed that once a month the landlady would visit them, take meter readings and check if everything was intact. For the first six months, the terms of the contract were respected perfectly, both parties were happy with each other. And then something happened to the tenants. The first thing that confused the owners was that electricity bills increased fivefold. If the standard was making money on 600-700 rubles, then over the past two months it came out about 3500. The tenants paid the entire amount regularly. However, there is another problem: neighbors began to complain about the constant hum from the apartment and the eternal smell of food.
“It seems to be just nit-picking, but at the entrance there really was a feeling as if you were in the kitchen in the dining room, not a very good dining room,” admitted Tamara Mikhailovna.
The assumptions were very different: from the fact that the family installed a “farm for bitcoins” in the apartment, to the opening of a food delivery company. But it suddenly became impossible to get into the apartment: the woman simply refused to open the door and let someone in on the pretext that she had a small child, the visitors could bring the infection home.
The hostess had to enter the apartment with the police. Fears that tenants are preparing food for sale have been confirmed. The woman’s husband lost his job and they couldn’t think of anything better how to deliver food for buffets and lunches to offices. From morning until late at night, the electric stove turned kilowatts, the kitchen was covered with grease and soot, questionable salads rested in basins for washing clothes, meat was stored almost on the windowsill. “The family asked for a few days to find another apartment. But they had to move to another area, almost everyone learned about the “entrepreneurs”: they were seriously fined for “business”, they were trained without permission, without books, without checks and, of course, taxes, ”Tamara Mikhailovna said.
