What kind of housing can be bought in the regions at the price of a one-room apartment in Moscow
We have compared property prices in the capital and across the country.
Moscow is a big, beautiful city, there are plenty of opportunities to build a career, get lucky, and earn success. It is not for nothing that many are eager to “conquer Moscow”. And at the same time, it is one of the most expensive cities in the world. Real estate is very indicative in this matter. Housing is so expensive that visitors do not rent apartments, not rooms, but beds – 6-9 people are packed into one standard three-ruble note. And this is not at all about visitors from friendly republics.
But for many people to buy their own apartment in the capital remains a pipe dream. The average price per square meter in a Moscow one-room apartment is 175 thousand rubles (according to the Real Estate Market Indicators portal for November 2019, – ed.) That is, an apartment with a standard area of 38 square meters will cost about 6 650 000… Six million six hundred and fifty thousand rubles – with an average salary of 40 thousand, this amount will have to be saved for almost 14 years, if this very salary is not spent anywhere, but everything is saved to a penny.
We decided to see what you can buy in the country for that kind of money.
St. Petersburg: historic kopeck piece or 5 studios
In St. Petersburg, you won’t go too far for such a sum, but there are good offers. In the very center of the city, you can buy a two-room apartment in a new building – 52 squares with a fine finish will cost exactly 6 rubles. In a residential area, for the same money, they offer a two-room apartment of almost the same area, but the house is not new at all. But on Vasilievsky Island for this amount you can buy a kopeck piece in a historic house with ceilings of 650 meters and a total area of 000 squares. True, the renovation will have to invest insane money – the apartment is in a classic “grandmother’s” condition. Or even a little worse.
Well, if you are not chic, then for 6,65 million you can buy five 12-meter studios in a decent area, or four studios with an area of 15 squares, but already on the outskirts, in a new building. There will also be money left for the furnishings. To live in one, to hand over the rest – to become a landlord and not deny yourself anything.
Kazan: mansions in a new building or 11 odnushki
With that kind of money, you can afford to be capricious in Kazan. For 6,65 million, they offer an 88-square-meter mansion in a new building, a huge studio (51 square meters) in the city center, and a 90-meter three-ruble note in a residential area. And even in the center you can afford a rather big three-room apartment in a brick five-story building. Repair, however, is not for everybody, but you can move in and live – without any additional hassle.
If you have no claims for the mansion, then for 6,65 million you can buy 11 modest odnushki… 17 squares is not much, but enough for one person. In addition, these are 11 apartments! Not a bad investment.
Yekaterinburg: four-room palace or 6 studios
An apartment in a residential area – to be honest, far from the center – next to a huge park, will cost you exactly 6,65 million. For this money, you will receive 4 rooms, 103 square meters of total area, 2 bathrooms, 2 balconies, wardrobes, kitchen set and built-in furniture in the bathroom.
There are also four-room more: 112 squares. There are also decent offers in the center: a three-room apartment with an area of 67 square meters will cost 6 million 635 thousand rubles. He will also stay for housewarming. Well, or for a small cosmetic repair.
The option is simpler: a studio on the outskirts costs from a million rubles. That is, at the price of a Moscow one-room apartment, you can buy six such studios… But one-room apartments in Yekaterinburg are more expensive – from 1,3 million. But still at five apartments that’s enough.
Novosibirsk: club house or 6 studios with a tail
Here the offers are not as rich as in Yekaterinburg or Kazan. But the choice is still rather big. For example, a treshka in the city center: 107 squares, a brick house, two bathrooms, two balconies. There is a more modest one-bedroom apartment – only 59 square meters, but it costs the same. Apparently, due to the “lilac rhapsody” design repair. In addition, they promise to leave everything that is there in the apartment.
A three-room apartment with an area of 70 square meters can be bought for 6,5 million exactly. “The house is of a club type, the ceiling height is 3 meters,” the owner describes the dignity. And there is even a utility room here – in general, a worthy offer.
But a modest studio with an area of 14 squares can be bought for only 950 thousand rubles. I.e almost 7 of them are enough… However, sellers do not advise living in such an apartment – just rent.
Vladivostok: either compact or on the outskirts
It would seem that the city is on the edge of the earth, housing should be inexpensive. But no. In the city center, in a standard Khrushchev building, they offer a four-room, but very compact apartment – only 61 square meters. It costs 6,6 million, the agency asks for another 65 thousand for its services.
Another offer is also a three-ruble note, but even more compact, only 52 squares. It costs 6,6 plus another 50 thousand – agency services. Not cheap, agree. In addition, the apartment is not at all in a condition to “call in and live.” Repair will have to be done at least cosmetic.
But on the outskirts of the dormitory – as the studios are called here – you can buy, starting from 1 400 000 rubles… That is enough for four studios or even rooms. But in such areas, where there is nothing to live – you do not want to be.
Outback: buy at least the whole village
In the Komi Republic, the city of Vorkuta, you can buy a forty-meter kopeck piece for … 100 thousand rubles. That is, for the price of a one-room apartment in Moscow, you can buy 665 apartments in Vorkuta… True, whether you want to live there. But that’s another question. By the way, bargaining is possible.
The owners of odnushka in the village of Manutrovo, Kostroma region, also offer to bargain. For 43 meters in a wooden house, they ask all the same 100 thousand rubles.
In Andreapol, Tver Region, they also offer to buy a two-room apartment for 100 thousand. At least in parts, at least in whole.
Apartments in the Murmansk region are more expensive. For a tiny odnushka they can 120 thousand to ask… But still enough for a whole village.
