1. The bathroom should not be above the living space

According to the Decree of the Government of the Russian Federation No. 47 of January 28, 2006, “placement of a toilet, a bath (shower) and a kitchen above the rooms is not allowed, and the placement of a toilet, a bath (shower) in the upper level above the kitchen is allowed in apartments located on two levels.” In fact, this means that you will not be able to obtain official permission for the installation of a bathroom above the living quarters. This, of course, greatly limits the flight of the designer’s imagination, but such is the reality – you can only touch the corridor, hallway and hall.

2. Do not touch the ventilation

In addition, in accordance with SNiP 31-01-2003. Building codes and regulations of the Russian Federation. Residential multi-apartment buildings “in bathrooms, showers, toilets and combined bathrooms, the amount of air exchange must be at least 0,5 m3 in non-operating mode and 25 m3 in service mode. Simply put, the ventilation box, which according to the project is located in these rooms, cannot be reduced, much less demolished.

3. Requirements for flooring

Coordination: according to the sketch or according to the project?

All renovation work in the residential and non-residential premises of our houses is divided into three categories: reconstruction activities, redevelopment and reconstruction activities. Any changes that may affect bathrooms and toilets refer to the first and second types. Tables-excerpts from the same decree No. 883 of November 15, 2005 (see below) show on what principle the approval should be carried out – according to the sketch (simplified form) or according to the project.

Let us explain in a nutshell. Everything related to minor changes (erection and demolition of lightweight non-bearing structures, rearrangement of equipment, etc.) is coordinated according to the sketch. If the changes are significant, then they must be coordinated according to the project, for which you will have to collect an impressive package of documents (see “How to get permission for redevelopment”).

On the other hand, without any agreement at all, it is possible to carry out cosmetic repairs or replace (without rearrangement) engineering equipment with similar parameters and technical devices (Note 3 of Appendix 1 to the Decree of the Moscow Government No. 883-PP dated November 15, 2005). For example, if you decide to install a similar new one with the same flush system instead of an old toilet, then you will not need a permit. But to replace an ordinary shower head with a hydromassage panel, you will most likely have to get permission, because modern equipment often has different technical parameters.

If only events for which there are enough sketches are envisaged, then they are performed on copies of floor plans and with the rest of the documents are submitted by applicants in a “one window”. If the planned activities require the development and approval of projects, then they should be developed for the entire scope of work.

Warning: Hidden Stages

And do not forget that, having received permission for redevelopment, you cannot rush to do it at breakneck speed. Each hidden stage, that is, everything that cannot be seen later (waterproofing device, pipe routing, installation of additional sockets for washing machines, etc.), must be documented: draw up and sign an inspection certificate for hidden works. It is signed by representatives of the construction and installation organization, technical supervision and design organization.

After reviewing specific examples, it is easy to see that in most cases people want the same thing: install new modern equipment and get more free space. Of course, to expand or not to expand, to combine or not to combine is an individual decision. However, one must proceed not only from desires, but also from real possibilities. It is important to take into account the number of people living in the apartment, their lifestyle, as well as the time that is planned to be spent on repairs, and their financial capabilities. The reconstruction consists in dismantling the partition between the toilet and the bathroom, as well as in the new arrangement of engineering equipment. In the combined bathroom, all appliances (toilet, bath, washbasin) have changed their places. This reconstruction is coordinated according to the sketch.

KOPE (three-room apartment)

With such a reconstruction, the partition between the toilet and the bathroom is partially dismantled. The arrangement of the equipment remains the same, only the arrangement of the sink changes. In order for the bathroom wall to remain without a “step”, a part of the corridor is attached to the room. Additional waterproofing is required. Reorganization is coordinated according to the sketch

P-3M (three-room apartment)

The reconstruction involves a new arrangement of engineering equipment: the place of the bathtub is taken by a shower cabin. Also, the area of ​​the bathroom increases slightly due to the corridor (with the obligatory implementation of waterproofing the floor). This reconstruction is coordinated according to the sketch.

P-44 T (three-room apartment)

In the combined bathroom, all equipment (toilet, bath, washbasin) has changed their places. A new, guest bathroom was also created. The reorganization in this case consists in dismantling the partition between the toilet and the bathroom, a new arrangement of equipment, an increase in the area of ​​the bathrooms due to the corridor with an opening in the load-bearing wall and the waterproofing of the floor. These activities require agreement on a specially developed project.

KOPE- “Sail” (three-room apartment)

Here, the reconstruction consists in dismantling the partition between the toilet and the bathroom, laying the opening leading to the kitchen, increasing the area of ​​the bathroom due to the corridor with the opening in the load-bearing wall and waterproofing the floor. This reconstruction is coordinated according to a specially developed project.

KOPE (studio apartment)

The reconstruction in this case consists in dismantling the partition between the toilet and the bathroom, a new arrangement of equipment and an increase in the area of ​​the bathroom due to a corridor with an opening in the load-bearing wall and waterproofing the floor. Such events must be coordinated according to a specially developed project.
