Moving the kitchen to the living room is a bold decision. Firstly, it can cause many domestic inconveniences. Secondly, it is not always possible to obtain permission for such a reorganization.
Apartment owners often think they can do whatever they want with their living space. In fact, most of the redevelopment must go through the approval procedure. There are a lot of norms that different types of premises must comply with, moreover, during the alterations, the interests of the residents of neighboring apartments must not be affected.
If something like this happens, the dwelling will have to return to its original appearance, otherwise it can be lost.
Is it possible to transfer the kitchen to the living room
Moving the kitchen to the living space is not prohibited, but the new place where it will be located must meet the following conditions:
- have a separate ventilation duct;
- air temperature not lower than 18 and not higher than 26 degrees;
- daylight;
- area of at least 5 sq. m;
- the obligatory presence of a sink and a cooking plate;
- the kitchen cannot be located above the living quarters or under the bathroom and toilet.
In apartment buildings, the last condition is the most difficult to fulfill, therefore, residents of the first and last floors are in an advantageous position.
The list of documents and actions required to obtain permission for redevelopment may vary in individual cities and regions, but basically it looks like this:
- a trip to a design organization that draws up communication plans to order a technical project for their transfer (except for gas);
- a visit to the organization that carries out house management to order a technical examination of the building and obtain an appropriate conclusion;
- the decision on the possibility of transferring gas pipes is made by Gorgaz, so the owners of apartments with gas stoves will have to visit there as well;
- writing an application for redevelopment: it indicates a work plan, deadlines;
- obtaining the consent of all interested parties: this list includes not only residents, but also neighbors;
- receiving in the BTI a copy of the plan of the premises in their current form;
- obtaining a copy of the Certificate of ownership of the living space.
All documents are put into a folder and referred to the housing inspection of the area where the apartment is located. They must be handed over to the “Single Window” service. The approximate time for making a decision is 35 working days.
The owner undertakes to provide access to the repaired apartment for inspectors who will monitor the progress of work.
How to move a kitchen to a living room
There are several options for implementing the idea:
- Combining the kitchen with the next room. This is the easiest option. The only obstacle is the gas stove, which should be indoors. The problem is solved by installing sliding doors.
- Transfer to the room. This can be done by residents of the first floor or those who have shops, offices and other non-residential premises under the floor. The difficulty lies in the gas supply. If the relevant services give the go-ahead, the entire system in the house will need to be redesigned.
- Use of the bathroom. Option for residents of the last floor. How convenient it is is a big question.
- Use of the corridor. Most hallways in typical apartments do not have windows, and according to the rules, the presence of natural light is mandatory. Transparent partitions can solve the problem. In this case, there will be a non-residential area of neighbors under the kitchen, so there should be no problems with coordination.
As you can see, the intended transfer is difficult to implement, but it is possible. Before you start doing something, you should think carefully about your decision, because it will be even more difficult to return everything back, if after a couple of years you reconsider your views on the layout.
