For those summer residents whose plans do not yet include large-scale construction, but want to live in nature, country cabins have been invented. They are sold ready-made, and the process of transportation and installation does not take much time.

It has long been known: there is nothing more permanent than temporary. Having received the ownership of a land plot for a summer cottage, everyone draws in his imagination a two-story palace with a terrace, a winter garden and gazebos. However, it is impossible to start building a house right away, because there is not enough energy, time, and money. And then Solomon’s decision is made: to put a hastily assembled shed-shed in the country house – for a couple of months, until a full-fledged construction begins. It is clear that quite often the construction does not start either in a couple of months or in a couple of years. And the temporary house imperceptibly turns into a permanent suburban residence.

The range of country cabins on the market is very wide. There is only one limitation – the size of the houses. It is quite difficult to find a change house with a width of more than 2,3 m and a length of more than 7 m due to the fact that a large house cannot be transported in an open car without a special permission from the traffic police. The rest – options for interior decoration, arrangement of windows, doors and internal partitions – can be done at the request of the buyer.

Before choosing a change house, it would be good to draw up a plan for the improvement of the site, think in advance where what will stand and how to function: where will be a real house, and where is a summer kitchen, a shed or a guest house, which can then be turned into a change house. Those who start construction without thinking through everything to the smallest details are later forced to redo and move everything.

The preliminary marking of the site must be carried out, not forgetting that, according to the current rules (SNiP 30-02-97 “Planning and development of the territories of gardening associations …”), any buildings must be at least 5 m away from the street line. And the distance from garden house to the border of a neighboring garden plot should not be less than 3 m, otherwise problems with neighbors may arise when re-registering the plot. Everything else – orientation to the cardinal points and position on the site – is a matter of taste. It will be useful, however, to take into account the insolation of the premises: as a rule, the windows of living rooms are oriented to the south, east or northeast, common rooms – to the west. If the windows are oriented to the south-west, the rooms can heat up more than a comfortable temperature.

There are three types of change houses: panel board, frame and timber.

Shield shed

The cheapest, but also the most short-lived is a panel boarding house. Outside, it is sheathed with non-integral clapboard, from the inside it is upholstered with fiberboard. Insulation (glass wool or foam) is placed between them. The floor is made of a plank about 21 mm thick, and the roof is covered with iron.

Prices switchboard cabins do not exceed 10-12 thousand rubles, another question is whether this short-lived and fragile structure is worth even that much money. The design of this change house does not have stiffening ribs, which means that after some time it will “lead”, and the house will turn into a skewed shack.

Frame shed

The frame change house is much more profitable in terms of price-quality ratio. The role of the main supporting element here is played by a wooden frame made of a bar of 50 x 50 mm. It gives the building the necessary stability and is able to withstand heavy loads.

The finished frame, repeating the contours of the future house, is faced with clapboard on the outside, and the inner walls are covered with the same clapboard, plywood or fiberboard. The price of the change house depends on what material the walls are decorated with. The best and, therefore, the most expensive option for interior decoration is lining. Plywood and fiberboard are not as reliable and durable: if the house shrinks, the walls can swell and bulge. In addition, these materials actively absorb moisture and deform.

The floor and ceiling in the frame shed are made double. At the bottom is the so-called roughing board, and at the top is a floorboard with a thickness of at least 32 mm. Between all the outer layers of the cladding (walls, floor and ceiling), a mineral insulation and vapor barrier are laid, which should prevent the finishing materials inside the house from damping. As a rule, mineral wool of the Ursa type with a thickness of 5 cm with good heat and sound insulation properties is used as insulation. And the role of a waterproofer is performed by cellophane film or glassine.

Prices. A simple frame change house without internal partitions, with a minimum number of windows and doors, costs from 27 thousand rubles. A more decent house will cost 38-40 thousand rubles.

Bar-shaped change house

The most durable and expensive cabins are built from coniferous beams with a section of 100 x 150 mm. Outside and inside, the timber should be planed, and the seams should be insulated with tow or linen. The walls in such houses are usually not sheathed, and the lining is used for the installation of the ceiling, doors and internal partitions.

Prices for bar-type cabins start at 45 thousand rubles.

  • Roofs all types of cabins can be one- or two-slope. There is no fundamental difference: pitched roofs are often made in small houses up to 5 m long. As a rule, galvanized iron sheets are used for the roof.
  • Windows… In the basic version, double-leaf opening windows with one glass – one or two of them, depending on the length of the change house – are 80 x 80 cm. If you want to install single glasses with double ones, then on average you will have to pay about 400-500 rubles for each window. An additional window will cost about 1,2-1,5 thousand rubles, the same amount will be spent on an additional paneled or type-setting door. Double insulation will cost 50-70 rubles. per square meter.

But the walls of even an insulated change house are only 80-85 mm thick, so it is not recommended to count on year-round living in it. Powerful heaters are able to quickly raise the temperature to a comfortable level, but they will have to work all the time: the change house hardly keeps heat and will freeze very quickly if the electricity is turned off.

Purchasing power

You can choose the desired change house option on any construction market or on the Internet. “Virtual” cabins, especially if you look for them on manufacturers’ websites, will cost less than on the market. But even if you found a house via the Internet, you will need to come to the company in person. There you will make an advance payment (on average 30-50% of the cost), and also conclude an agreement where all the nuances should be noted, starting with the size and type of glazing of windows and ending with the address and delivery time. Usually sellers of cabins include delivery within 70-100 km from the Moscow Ring Road, each next kilometer will cost 20-30 rubles. Therefore, the same people will need to name the delivery address and draw a travel plan to the site.

If the driveways to the destination are in poor condition, it is better to notify the seller about this. He will choose a vehicle that will not get stuck at the entrances to the site or already on it.

As a rule, sellers undertake to fulfill the order in 10-14 days. On the eve of delivery, the buyer is called and the details of the meeting on the spot are discussed with him.

Preparatory work

Having concluded a contract for the delivery of the house, it’s time to prepare the site for its installation. Change houses are light structures, but they cannot be placed directly on the ground. To prevent the tree from touching the ground, it is necessary to build a columnar foundation. The posts are installed at a distance of 2 m from each other at the corners and perimeter of the house. The posts can be made right on the site from a mixture of concrete and sand or made of bricks and stone, or you can buy them together with a change house.

Companies selling cabins offer reinforced concrete blocks measuring 20 x 20 x 40 cm at a price of 85-100 rubles. a piece. You can consult the sellers about how to put the posts under the selected version of the change house.

They can also take the phone of one of the “lured” construction crews, whose services will cost 1-2 thousand rubles.

However, it is up to the forces and non-specialists to prepare the site. Where the posts will be installed, it is necessary to remove the soil to a depth of 10-15 cm and make a sand cushion up to the ground level, and put a post on it. The height of the post above the ground should be about 20 cm, but if the selected site has a slope, the height will have to be varied in order to level the foundation.

If the site is located on clay soil or where groundwater is close to the surface of the earth, the pillars will have to be dug a little deeper. This is done as follows: a hole 40 cm deep is dug under the post, it is filled with compacted sand 20 cm, and a standard concrete block (20 x 20 x 40 cm) is placed on top of the sand cushion. Between the post and the hole, they fall asleep and tamp the earth.
